This project is a four storey office / commercial structure in central Rotorua that consists of engineered timber moment-resisting frames, plywood sheathed shear walls, cross-laminated timber (CLT) floors / roof and a decorative glue-laminated timber stair with a tree-shaped support structure (in the atrium). The site soil conditions are challenging and include weak surface layers, high corrosivity and high temperature conditions. Where possible timber materials and engineered wood products will be sourced locally to support the local value-add timber industry.
